Mailbox maintenance letters coming soon

For those homeowners that have mailboxes in a poor state of repair OR are in non-compliance with our neighborhood standards, mailbox maintenance violations will be sent to WGC homeowners beginning within the next week. For those that receive a letter, the maintenance information and suggested remedy will be specific to your mailbox — and aligned to compliance with HOA covenant standards.

Prices for 2021 Mailbox Replacement/services from our contracted vendor, Otto’s Streetscape, are listed on the linked flyer. This flyer also includes annual discount information for WGC homeowners being extended for orders placed April 26-30, 2021.

For those receiving violations, you must take action by May 31, 2021 or a second letter will be mailed and subsequent action will be taken if not addressed beyond that.

The word on sheds/outbuildings in WGC

A repost from our Facebook page…in case some website subscribers don’t also follow the neighborhood Facebook page.

We’ve received a number of questions lately about sheds within WGC and are aware of at least three homeowners that have put up structures without HOA approval.

Sheds/outbuildings are NOT permitted according to the WGC covenants, as outlined on page 9 of the original covenant document. In addition, this rule goes beyond the covenants and is something that was written into the zoning for this neighborhood.

Homeowners with any shed or outbuilding structure on their property have/will receive an HOA violation and will be required to remove such structure. If the homeowner refuses or ignores initial or subsequent violations, additional action will be pursued.

Now that it’s Spring, I would encourage homeowners to familiarize themselves with homeowner accountabilities within the covenants. And if you intend to make any changes to the exterior of your home (including but not limited to patios/decks, fencing, changes to siding/paint colors, etc..), please submit an Architectural Review Form (ARF) as directed on the website prior to any work being done. The ARF must be approved and signed by the HOA BEFORE work begins on your home.

Plowing in progress (Sun., Jan. 31)

Just a friendly reminder that during snow events, our contractors’ standard threshold for snow plowing is 4″. Though our snowfall this weekend is just under the 4″ total, there is a significant potential for freeze and icing tonight due to falling temperatures. Accordingly, we have asked our vendor to come out for plowing and salting.

To help make their job as easy and effective as possible, please keep your vehicles off of the neighborhood streets for the next couple hours. Despite plowing, please exercise caution while driving in and around the neighborhood….your neighbors and their mailboxes thank you!

REMINDER: 2021 Dues payment deadline approaching

We’ve had a couple questions about dues recently, so a quick reminder for all.
2021 Woods at Grassy Creek dues are due by FEBRUARY 1!! A $50 late fee is assessed if payment is not received by March 1; and additional $25 fee will be assessed after April 1. Beyond April 1, the collections process will commence.

You have three payment options:
Mail: Use the addressed envelope enclosed; if you discarded it, please mail to:

Bank transfer: Use your bank online bill pay system
Online: Go online and pay at quickdues.com (search for “Woods at Grassy Creek” and make sure you have your Lot # handy; it is included on your Homeowner Statement).

New year notes

I trust you all had amazing holiday celebrations and have your signs set on a great 2021 to come! A couple notes to get everyone started on the right foot in the new year within the neighborhood:

Annual Dues: Homeowners should have received annual statements just before the year-end. Annual dues are payable by Feb. 1, and late fees will assessed beginning March 1, if payment is not received. WGC offers three ways to pay dues: Direct payment (envelope enclosed with invoice); Bank direct payment or online payment via QuickDues.com. If you are having financial challenges and need to make payment arrangements or have general dues questions, please reach out to Chris Collins, HOA accountant, at (317) 852-2136.

Newsletter: Included with your annual statement is the Winter newsletter, also linked below for reference. Please read through and pay special attention to the homeowner clean-up guide (page 2), which covers specific areas of focus for enforcement in 2021. More information will be forthcoming, but please take inventory of “fix-it” projects that might impact your home and make plans to address items ASAP.

Towing: We hope everyone enjoyed the holidays without worry of making advance towing arrangements. However, just a reminder that overnight parking enforcement will recommence tonight (Jan. 3); so make sure those cars are off the street between 10pm and 6am. As always, if an overnight exception is needed, please send an email to woodsatgrassycreek@gmail.com before 10pm to request the exception. Please make sure you include your name and physical address in that email request.

Getting involved: As was discussed at the October annual meeting, we’d like to create an events committee to brainstorm and plan events to get WGC neighbors together. Please send an email to woodsatgrassycreek@gmail.com if you’re interested and the committee will have its initial meeting in March.

Happy holidays and a couple last minute thoughts…

Happy holidays to all in the neighborhood!! I hope you enjoy your respective celebrations in these challenging times!

Just a couple things to consider as your celebrations begin:

1. If you choose to partake during your celebrations, please don’t drink and drive. We had at least 3 drunk driving situations in early 2020 within WGC; and though no one was injured, we did see damage to homeowner property. Please make good decisions!

2. A towing exception through Jan. 2 has been confirmed with our vendor. However, please ensure any cars parked on the street are not blocking driveways, etc. Along this line, I’ve noticed unauthorized parking of work trucks in the pool lot. Though this lot can be used for visitor parking with HOA approval, it is not for ongoing parking of personal or work vehicles. If this continues, we will start towing in that lot as well…so if you’re parking there now, please make sure those trucks are moved.

3. Make sure any cars parked outside are locked and valuables removed. We have seen a recent increase in car break-in activity in this and surrounding neighborhoods, so be vigilant!

Holiday Towing Exceptions

To make your lives a little easier during the holidays, WGC will not enforce our overnight towing restriction on the following days through year-end:
Thanksgiving: Mon., Nov. 23 through Mon., Nov. 30
Christmas/New Years: Wed., Dec. 23 through Sat., Jan. 2

Upcoming neighborhood garage sale, Aug. 28-29

Wynterhall Neighborhood - multi-family yard sale - The Aha! Connection

Based on your feedback, the Woods at Grassy Creek neighborhood is happy to share that we will have a neighborhood garage sale on Friday and Saturday, August 28-29, from 9am to 4pm each day. The board will handle signage and will promote on local social media sites as well.
