Dues News: Information as we enter 2024

HAPPY ALMOST NEW YEAR NEIGHBORS!

As we enter the 2024 fiscal year, we wanted to send out some information on dues to make sure everyone is clear on amounts and procedures for dues payments. You’ll receive your annual statement in the coming weeks, clarity on dates is important. First, each homeowner in the Woods at Grassy Creek neighborhood is responsible to pay dues of $620.

The dues payment schedule is as follows (this will be the payment schedule w/ deadlines, late assessments, etc. going forward unless noted):
– Each homeowner will receive their annual statement by the end of January.
March 1: Dues may be paid in full by this date, but a partial payment of $310 is due no later than March 1.  The homeowner MAY request a payment plan from the HOA in advance of this due date; payment plan requests will be evaluated by the WGC Board and accountant for acceptance. The WGC Board reserves the right to approve or disapprove a payment plan request based on prior payment behavior or other factors.
April 1: If dues are not paid in full by April 1, a $25 late fee will be applied to the homeowner’s account.
April 15 annually: If dues remain unpaid by April 15, an additional $50 late fee will be applied to the homeowner’s account.
May 1 annually: If partial dues payment of $310 dues remain unpaid by May 1, the homeowner account will be turned over to collections for the full balances due ($620 less payments made + late fees) and additional fees will accrue based on collection activity.
June 1 annually: Remaining balance of annual dues to be paid.  Dues are $620 annually – balance would be $620 less any payments made year to date.
July 1: If dues are not paid in full by July 1, a $25 late fee will be applied to the homeowner’s account.
July 15 annually: If dues remain unpaid by July 15, an additional $50 late fee will be applied to the homeowner’s account.
August 1 annually: Dues ($620 less any payments made + late fees)  which remain unpaid as of August 1, the homeowner account will be turned over to collections for the full balances due ($620 less payments made + late fees) and additional fees will accrue based on collection activity. 

If collection activity persists, the HOA Board reserves the right to pursue additional activities to recover fees as appropriate, including wage garnishment, lien placement and/or home foreclosure.

Annual Meeting Notes/2024 Budget Information

Our annual WGC Homeowners Association meeting went off without a hitch, Monday, Nov. 13. Thanks to all the members that joined us and contributed through great conversations around the state of the neighborhood, asked questions and shared ideas for future consideration. Thanksgiving Towing Exception

To help WGC homeowners and their families/friends enjoy their holiday celebrations, the towing company will not enforce our towing covenant between Wednesday and Sunday nights, 11/22 through 11/26. Towing enforcement will recommence Monday night, 11/27, at midnight.

While standard overnight towing will not take place during this time, please be courteous and ensure that cars (and emergency vehicles) are able to pass easily on our streets. Also, ensure visitors’ cars do not block other homeowners’ driveways, mailboxes or hydrants in WGC.

Annual HOA Meeting next Monday night

Don’t forget … our annual HOA meeting is scheduled for Monday, Nov. 13 in the Grassy Creek Elementary cafeteria. Doors open at 6 p.m., and the meeting will start promptly at 6:30 p.m.

For those that may not have visited Grassy Creek Elementary School previously, the meeting will be held in the school cafeteria. Enter through the main door, and the cafeteria is located just off the left side of the school lobby.

Dues increase passes!

With a vote tally of 51 YES to 33 NO, the dues increase to $650/year passes for 2024.
Thanks to all for the great turnout for tonight’s vote!

The Board will have a 2024 budget aligned to the new dues amount to share at the annual meeting in November.

Dues voting tomorrow, August 21

A quick reminder that TOMORROW, Mon., Aug. 21, is your opportunity to help decide our dues level for 2024 and beyond. Voting will take place as follows:

6:00 p.m. to 8:00 p.m.
Pool House Parking Lot


Only one vote per WGC household. Only WGC homeowners are able to cast votes, so please bring an ID showing your current WGC address, which will be checked prior to receiving your ballot. Results of the voting will be posted on the WGC website and Facebook page once verified.

A couple additional questions came into the Facebook page or email box during last week; accordingly, here’s updated Q&A for your review: Q&A Document, updated 8/20/23.

Q&A following canceled 8/14/23 meeting

Of course, one of the other things the Board can’t control is weather. Due to inclement weather, the budget Q&A meeting was canceled on Monday, Aug. 14. The attached document outlines questions received from the homeowners either by email or on the Facebook page and associated answers since Monday. If you have additional questions not answered here or again, on the WGC Facebook page, please send them ASAP to woodsatgrassycreek@gmail.com so they can be answered prior to Monday’s vote. If time allows, we’ll update this document once to reflect any newly submitted questions.

NEW HOA BOARD
New HOA Board members were announced recently on Facebook, with some existing and new faces. Please congratulate these individuals and thank them in advance for their time in supporting the neighborhood.

EDUCATION AND VOTING FOR 2024 DUES INCREASE
Recently, all homeowners received a letter outlining the board’s recommendation to increase dues beginning in 2024. This action is needed to help bring back the pool in 2024 AND make sure we have funds for future repairs and enhancements to our neighborhood amenities.

If you have questions or would like to discuss the recommendation with the board in-person, an education session has been scheduled for:

Learn more about AT&T Fiber services!

AT&T is finally finished with their work on the east side of Woods at Grassy Creek and service will be available beginning this weekend.

If you’d like to learn more about AT&T Fiber services and what they have to offer, representatives will be at the pool parking lot THIS Saturday, July 29, from Noon to 4:00pm to speak with WGC homeowners.
